Land Gasti offers:
  1. Physical Executive Visits: Monthly visits by field executives to inspect properties. These visits include tasks like:
    • Taking photos and videos.
    • Checking boundary measurements and conducting land surveys.
    • Monitoring for issues like illegal activities, physical damage, water stagnation, or overgrowth of plants, grass, trees.
  2. Legal Assistance: A dedicated legal team to:
    • Helps in creating strong lease and rental agreements.
    • Verify property-related documents, such as title deeds and encumbrance certificates (EC).
    • Ensure properties comply with government regulations (e.g., not in prohibited or assigned land areas).
    • Handle tenant issues, lease/rental agreements, and provide preliminary legal support for disputes.
  3. Repairing works monitoring:
    • for houses wall painting work, plumbing works, new interior design works etc.,
    • for lands will monitor fencing works, compound wall building works, other repairing works.
  4. we will provide third party contact details (contacts of repair works).
  5. Under construction building work progress monitoring by physically.

During each visit, the field executive will:
  • Capture digital photos and videos of the property.
  • Verify boundary measurements and conduct surveys.
  • Identify issues like:
    • Illegal activities (e.g., encroachment or "kabja").
    • Damage to fencing or compound walls.
    • Water stagnation or natural damages.
    • Overgrown vegetation, such as trees and grass.

Land Gasti provides several monitoring frequency options:
  • Monthly (recommended for growing areas like Hyderabad).
  • Quarterly, Half-Yearly, or Yearly.
  • Weekly (upon customer request).

Land Gasti’s legal services include:
  • Verifying property documents (e.g., EC, title deeds).
  • Checking for potential issues, such as encroachments, prohibited land, and mortgage-related concerns.
  • Assisting in creating legal agreements (e.g., lease and rental).
  • Retrieving historical property documents (e.g., pahani, adangal, ROR).
  • Providing preliminary assistance for legal disputes and resolving property-related issues.
  • In special cases (court case dealings) documental evidence and technical support will be provided.

Customers can register through the Land Gasti App or website by providing minimal details like a Document Number, Survey Number, and Schedule Copy.

Service packages are flexible and based on customer preferences:
  • Time Periods: Monthly, Quarterly, Half-Yearly, Yearly, or even Weekly/Daily (on request).
  • Factors Influencing Cost: Property type, location, size, distance, and service requirements.

Rental Houses (Apartments and Villas):
  • Monthly checks for bill payments (e.g., power and maintenance).
  • Inspections for damages, such as:
    • Tile breakage.
    • Seepage leaks.
    • Damage to interior works or sanitary/toilet fixtures.
    • Door lock system functionality.
    • Monitor repairing and ongoing (interior design work) building works also.
Lands (Commercial, Agricultural, and Farm):
  • Boundary checks and land surveys.
  • Agricultural land services, including water motor maintenance and boundary verification.
  • Farm monitoring for plant growth, losses, and heavy vegetation.
Commercial Properties:
  • Frequent checks for prime-location properties.
  • Optional CCTV monitoring and live video coverage.

As an ISO-certified company, Land Gasti ensures that your property details remain secure and are never disclosed without your permission.

In case of income tax raids, with your (permission) acknowledgement we can disclose your information along with legal team assistance.
